Six steps from first call to ground-breaking.

Every step is a decision point. You can stop before A&E begins, mid-way through A&E (paying only for work completed), or before signing the construction contract. The construction contract is the only commitment that binds you to build with Integris. A modest Integris design coordination fee applies at the A&E phase and credits 100% to your construction budget if you build with us.

Site Walk

We visit the property, listen to what you want, and confirm rough scope. Setbacks, HOA rules, utility placement, and existing conditions all get noted on-site.

Budget Range & Review

You get a real budget document — range, scope, inclusions, exclusions, and watch items. No contract required to see the number. Review it, adjust it, walk away if it’s not right.

4–8 weeks

Architecture & Engineering

Our Integris A&E Partners — our long-standing licensed Texas architect and structural engineer — develop the plan set. A&E fees are billed at cost with no markup by Integris. Work is staged, so you can stop at any point and pay only for what’s complete. Integris coordinates the process so you have one point of contact for design, permits, and construction. A separate Integris design coordination fee covers our role as liaison, RFI management, code and MEP pre-flight, and process oversight — credited 100% to your construction budget if you build with us.

1–2 weeks after plans

Locked-In Budget

With final drawings and your finish selections, the range collapses into a single fixed number. No more “from” pricing, no more surprises.

Same week

Construction Contract

Fixed-price construction contract with the locked-in number, payment schedule, warranty, and a clear change-order process. This is the only commitment you sign to build.

3–6 week review

HOA, City & Ground-Breaking

We manage HOA architectural review and city permitting; you pay permit fees direct. Once permits are issued, we break ground.

How long does a typical home addition take?+

Most DFW home additions run 4-8 months from permit issuance to punch, depending on scope. Second-story additions and whole-envelope expansions typically take longer because of structural engineering, roof integration, and MEP re-routing. We give you a realistic schedule as part of our fixed-price proposal.

Do you handle architectural drawings and permits?+

Yes. For most addition projects we coordinate architectural drawings, structural engineering, and permit submittals with the appropriate municipality. You get one team managing plans, permits, engineering, and construction.

What is the typical budget range for a DFW home addition?+

Most of our addition projects start in the six figures. Simple room additions can come in lower; second-story builds, primary suite additions, and whole-envelope work typically scale higher. We'll give you a real number after we walk the site — not a per-square-foot guess.

Do you coordinate with engineers for second-story additions?+

Yes. Second-story additions require structural engineering to verify existing foundation and framing capacity, plus new load paths for the added level. We coordinate the engineering directly and integrate it into permit drawings.

Will we have one point of contact throughout the build?+

Yes. You'll have a dedicated project manager from the first walk-through through final punch. One number, one email, one person accountable for schedule, budget, and quality.

Are you licensed and insured?+

Yes. Integris Builds is a licensed and insured Texas general contractor headquartered in DFW. We carry general liability and workers' compensation coverage on every project.
